Discover What Investment Offerings Are Available to You in Kansas City
Deciding how to invest in real estate can be challenging, but it can also be an exciting initial experience for a new accredited investor. They may not have had the opportunity to invest in this sector yet. In fact, even if you are a seasoned investor, this market has many new facets to explore, given current market conditions.
Worcester Investments is committed to helping everyone who seeks a path to their financial goals. We work with brand new investors as well as those who have experience. To help any investor, we’ve created a list of possibilities for how to invest in Kansas City real estate, including offerings such as our fund.
Remember, first, you must be an accredited investor as defined by the Securities and Exchange Commission (SEC) for our investment fund and we can help you determine this on a call with our Investor Success Team.
However, there are many ways to make a great investment in real estate. Below, you’ll find a description of offerings that provides excellent pathways for all investors.
We have also included some key points to take note of if you want high returns on your investment in Kansas City real estate.
Fix and Flip: A Common Real Estate Investment
The fix-and-flip method of investing in real estate is probably familiar to you. You have probably seen it on popular home-repair TV shows, and most people know someone who has taken on this project themselves by buying, rehabbing, and selling a home. Many Kansas City real estate investors use this process to realize high returns.
Rehabbing a home for resale can be a very strong investment that pays off with a single sale. Once you’ve bought and rehabbed the home, you put it on the market, and plan to reap the benefits of a sale well-beyond the price you bought it for. To make this real estate investment, however, keep in mind that you may need private financing.
Here is how this works. You can get this kind of financing through Worcester Investments with no minimum loan requirements. We can also make the decision on your loan in as little as 24 hours. That way you don’t have to wait in pursuing an important investment. We think this also shows that we are present and ready to help. If you would like to learn more about our private financing, our Director of Private Lending looks forward to learning how we can help. We want you to achieve your investment goals, so we’d love to hear your goals for a fix and flip investment. You can contact the Private Lending team at (816) 261-5847, or by email.
Buy to Hold
There is another investment property model that might be of interest to you. When an investor buys to hold, they don’t need to be an accredited investor to see a high return on their investment property.
What you do, in this case, is purchase a home and rehab it to rent to tenants. The returns come from the rent your tenants pay you, minus the expenses that come from maintenance and management of the property. You are also responsible for the mortgage on the home. You can also decide you want to sell the property to a homeowner or another investor down the line. These make for strong investments in the passive investment category, and many of our investors are seeking this today.
Private financing is also available through Worcester Investments for this kind of real estate investment. We have specific terms that we can go over with you during a call with our Investor Success Team. Learn more about private lending, and get in touch with our Director of Private Lending at the aforementioned email address and phone number.
A public Real Estate Investment Trust is another possible opportunity for you as an investor in real estate properties. Many investors, however, ask us for more information about REITs because they are unsure if this is a wise decision for them. During our discovery calls, we help our investors understand the pros and cons of REITs to make their decision.
These investments do offer instant liquidity and a monthly dividend because they are traded on stock exchanges. Keep in mind, though, that they do not offer historically high returns on investment that a private investment in our fund would.
Because a REIT is publicly-traded, it can experience dips when the stock market is also facing difficult times. Private investments, such as our real estate investment fund, don’t experience these same challenges. There is upside in an investment that is linked to the stock market, of course, but there is also risk, especially during an economic downturn.
It is also important to know that public REITs are bound to regulation requirements and rules that don’t always apply to private investments like ours. This means that private investments might be more beneficial for you. Our investments, for example, do not have to face the same regulations that REITs do.
Multifamily Real Estate Investment Fund
As far as regulations are concerned, this kind of investment in a multifamily real estate investment fund requires that the investor be an accredited investor.
An accredited investor is someone who qualifies based on characteristics like a certain net worth or income. You can find out whether you fit into this category during a discovery call with our Investor Success Team. If you do end up fitting into this category, you are positioned well for a high return on investment in the multifamily real estate investment market.
Worcester Investment offers a diversified portfolio of investment properties. Therefore, we have many properties which your investment supports, and which then also yields high returns, because we make strong decisions, and strong decisions make for good results.
We completely transform multifamily real estate properties in the Kansas City area to make them desirable for tenants, and this also makes for an excellent investment as these properties thrive.
We also think it is important to know that we operate and manage all our own properties. This cuts out the middleman and their fees, and it keeps us fresh on all of the goings-on in the real estate industry from investment, to construction, to customer service with our tenants. We understand the entire process and that’s what makes a difference, or what we call the Worcester Advantage.
When an accredited investor decides to invest passively in multifamily real estate, they can expect a 0 percent management fee because we manage all of our own properties, and don’t have to pay anyone else to do so. Also, the first eight percent of our fund’s returns goes directly to our investors. This means you get your high returns on your investment before we do.
