LOAN OPTIONS

FIX & FLIP

These types of Real Estate loans are generally used when a borrower doesn’t plan to hold onto the property long-term. The property is purchased, renovated, and then sold.

FEATURES OF THE FIX & FLIP LOAN PROGRAM:
  • Terms of up to 15 months (Individual loan circumstances may apply)
  • Loan amounts up to 65% LTV of the current “as-is” value (borrower down payment may apply).
  • Rehabilitation loans available with loan amounts up to 70% ARV
  • Most property types considered (No raw land or residential owner- occupied properties)
  • First Lien Mortgage Position on collateral
  • Interest Only payments (balloon at loan maturity)
  • Rates between 12-16% 
  • Origination fee between 3%-6%
  • $100.00 application fee
  • 1% deposit at time of approval acceptance

BUY & HOLD

One of the most common scenarios for real estate investors is the execution of the buy, rehab and rent strategy. Our “Rehab and Refinance Loan” is the perfect tool to help the buy-and-hold investor with their purchase.

Note: While Worcester Financial LLC is generally an asset-based lender, the borrower’s personal credit will be a deciding factor in the loan approval. Borrower financials will be reviewed when the exit strategy is conventional financing.

  • Borrower may be required to provide a pre-approval letter from a conventional lender as a condition to close.

When a borrower owns collateral free and clear but needs cash quickly to reinvest, a Bridge loan is a great option. These loans are shorter term loans and use collateral that the borrower already has in their portfolio to finance new purchases.
